Sun City Festival is one of the newest Active Adult communities in the West Valley. It is  located at the base of the White Tank Mountains in North Buckeye which is just 20 minutes west of Surprise. The community started in 2006 and is currently selling new construction as well as resale homes. The community is projected to have 7200 homes, 2 championship golf courses and 2 recreation/fitness centers. It is currently in phase I with an 18 hole golf course & recreation center completed and over 2000 homes built. The minimum age restriction for this community is 45 years old.

Being the newest Del Webb adult community the amenities and activities are state of the art and geared towards the ever-changing retirement needs.
